FSBO Listing

A real estate listing offered directly by the property owner on FSBO platforms, by sign, or via flat-fee MLS without a listing agent.

An FSBO listing is the marketing presentation of a for-sale-by-owner property. Listings can appear on dedicated FSBO websites like Zillow's Make Me Move and FSBO.com, on social media, or via flat-fee MLS services that get the property onto the local Multiple Listing Service. Misconception: FSBO listings are not invisible to buyer agents; flat-fee MLS exposes them to the same agent network as a full-service listing, often with similar buyer agent compensation. Practically, a strong FSBO listing requires high-quality photos, accurate square footage, complete disclosures, a competitive price based on a CMA, and clear instructions for showings and offers. Sellers offering owner financing should highlight that prominently, since it dramatically expands the buyer pool.
